Sun State Builders completes construction on 1.2-million-square-foot tenant improvement two months ahead of schedule. The office/warehouse for WPT Capital Advisors and Logistics Plus, named Logistics Plus PHX 2, is situated on seven acres at the northeast corner of Loop 303 and Bethany Home Road in Glendale. Construction began in March 2024 and was originally slated for completion July 2025.
WPT Capital Advisors, a real estate development and investment management firm focused on U.S. distribution and warehouse, contracted Sun State Builders to make improvements to the building to meet the operational needs of its tenant, Logistics Plus, a third-party logistics provider.
The project included full air conditioning and insulation of the warehouse, a new SES (Standard Electrical System), 46 distribution panels, high bay LED lighting, high velocity fans, overhead door renovations, construction of shipping and receiving office cores, forklift charging stations, a new employee break/locker area, guardrail and bollard protection throughout, and remote bathrooms. Hawkeye Electric and TCK Air Conditioning performed the large electrical and mechanical contracts.
“This was a significant undertaking not only in scale, but in the scope of improvements necessary to transform the warehouse into a high-performance logistics hub,” explains Sun State Builders’ Project Manager, Mike Esposito.
